Golden Oak's Final Phase to Launch Summer 2024 with Four Seasons Condos & Villas

Developed in partnership with Four Seasons, and within the Four Seasons Private Residences enclave, this final phase of new construction at Golden Oak will feature 9 villas and 31 condos. In this article, we explore available details including renderings, elevation plans, preliminary floor plans, and new amenities befitting the Four Seasons brand.

Golden Oak is the only luxury, master planned resort community being developed at the Walt Disney World® Resort. A private, gated community, this one-of-a-kind resort development blends world-class architecture with Florida’s natural environment and surroundings. The magnificent homes of Golden Oak are spread across 9 seperately gated and distinct enclaves including Four Seasons Private Residences - where in addition to the Golden Oak Club, owners enjoy access to the resort amenities of the neighboring Four Seasons Resort Orlando.

The images below highlight the location and site plan of the new development. The 9 villas, arranged in four clusters, will be accessed from Summer Meadow Way. A mid-rise condo building, featuring 31 units, will be accessed from Autumn Mist Lane - just beyond the private gates of Four Seasons Private Residences.

TIMELINE & ANTICIPATION

  • Originally zoned for time shares, Four Seasons petitioned to change land-use entitlements for the 5-acre parcel on the northwest side of the resort to allow for residential uses in 2022.
  • The expansion project received approval from the county in May 2023, following an initial filing in December 2022.
  • January 2024 saw the beginning of site work on the land.
  • Finalized floor plans, designs, and pricing are expected to be unveiled late Spring to early Summer 2024.
  • Sales are projected to launch by late Summer 2024.

Construction is officially underway, marking a significant milestone in the development process. Once sales launch this summer, we anticipate to receive an estimated timeline for completion.

VILLAS

Renderings depict two-story villas each with a two-car garage. The 9 villas will be arranged in three duplexes and one triplex. Each villa will feature a courtyard with a private pool and we now know that there will be 4 five-bedroom units and 5 four-bedroom units.

The preliminary plans we have for the villas don’t show how many square feet each unit has, but here is an overview below.

UNIT A (Villas 1, 3, 5 and 7)

CONDO BUILDING INSIGHTS

The carefully thought out and designed multi-level building varies in height from three stories on one side, six stories in the middle of the structure and nine stories at the eastern end. At its tallest point, it will reach an elevation of 205 feet.

As we get a look inside, the condo building promises a luxurious living experience. The lobby area will feature open seating, an owner's lounge, and meeting space. Additionally, offices on the first floor may serve a similar function to Member Services at the Golden Oak Club. With 65 parking spaces on the first floor, including 3 accessible spaces, convenience is a top priority. It's assumed that each condo will have 2 reserved parking spaces. The parking area will also feature 3 separate bicycle rack spaces.

AMENITIES

An expansive pool area, directly adjacent to the condo building, begins with cabanas and loungers circling an interactive water feature likely designed with the little ones in mind. Go down a few steps and you’ll find a hot tub about right in the center of the pool area. The swimming pool is at the South end of the pool deck with more cabanas, loungers, and outdoor seating areas. Just to the right of the pool deck will be a terrace with an outdoor dining area and a pool kitchen. Details of the pool kitchen are still pending.

 

CONDO LAYOUTS

It's important to note that the preliminary layouts we discuss below might not represent the final layouts. As we analyze these plans alongside our speculation on pricing, we aim to address many of your inquiries. However, please bear in mind that nothing is set in stone until Four Seasons releases the final plans, expected in a few months. Preliminary plans have outlined the total square footage for each unit (heated square footage plus terraces / balconies) and offer a glimpse into the features and amenities of each unit.

  • 17 three-bedroom condos ranging from 3,933 to 4,690 total square feet.
  • 9 four-bedroom condos ranging from 5,002 to 5,524 total square feet.
  • 5 four-bedroom two-story penthouses ranging from 8,189 to 8,723 total square feet.

Below we analyze one of each of these types of units.

UNIT 3B
This particular 3 bedroom / 3.5 bathroom condo (on the 4th floor) features 3,937 total square feet. We can see that each bedroom features its own private bathroom. The primary bedroom suite features a much larger ensuite, large walk in closet, linen closets, and wet bar / beverage center. You can access the one balcony from both the living room and the primary suite. We can see one room with a double door entry that could likely be a den. Another room with 2 doorways could be the laundry room and there are several closets.
 
UNIT 4A
This 4 bedroom / 4.5 bathroom corner unit features 5,250 total square feet including 4 separate balconies. The primary bedroom suite is very much like the one above and the each secondary bedroom has their own bath. There are 2 rooms that could be a den and laundry room, a half bath, and closets / storage.
 
PENTHOUSE C
This two-story penthouse unit (4 bedrooms / 4.5 bathrooms) features a winding staircase upon entering the condo. The primary bedroom suite on the first level is much more impressive than other units with separate vanities, larger shower and tub area, and 2 water closets. The second floor features a second primary suite, bedrooms #3 and #4, and a couple additional rooms that could potentially be media or game rooms. There is what looks like a den with a private balcony on the first level. It is possible that the living room has double height ceilings (which would affect the square footage listed above) and there is a chance these units even have a private elevator inside.

PRICE SPECULATION

Again, prices for both the condos and villas have not been set. We are only speculating. We believe these new residences will command between $1,000 to $1,500 per square foot. Now that we’ve seen preliminary plans for the condos, we can take a guess at where pricing will start. At the low end of this range, condos could start just under $4,000,000 while at the high end they could start at over $5,000,000. We could be wrong, but this falls in line with the current market for Golden Oak. Once plans are finalized, we'll be able to review the prices for each specific unit of the new development.

 

FOUR SEASONS PRIVATE RESIDENCES

Private Residences owners enjoy private entry to the neighboring Four Seasons Resort Orlando and convenient access to its extraordinary amenities, à la carte services and recreational choices. Led by a dedicated Residence Manager, an expertly trained staff is available to exceed your expectations and accommodate the unexpected.

Resort amenities include Kids For All Seasons - a camp for children ages 4-12, a luxurious full-service 13,000 square foot spa, a hair and nail salon, Tranquilo Golf Club - a championship golf course designed by Tom Fazio, a 24-hour fitness center, three tennis courts, and access to facilities for private events.
