Reunion West

The Bear's Den, designed and built in partnership with Jack Nicklaus himself, is the only privately gated enclave within Reunion Resort. Most homes overlook the 17th and 18th holes of the Nicklaus Tradition course or the exclusive Bear's Den Park. The park, exclusive to The Bear's Den, features 2 dog parks, an open lawn, a playground, a garden, and a practice green. The Nicklaus Clubhouse, right next to The Bear's Den, is home to Traditions (restaurant and bar) and a pro shop and driving range.

In addition to the water park, Reunion has 12 community pools with locations at Villas North, Villas South, Centre Court Ridge, Terraces, Carriage Pointe, Homestead, Spectrum+, Eagle Trace, 2 in Heritage Crossing, and the most popular pools at The Cove at Seven Eagles and Eleven rooftop. Pool hours vary and pools may be temporarily closed for maintenance or due to inclement weather.

Reunion is known for their three signature golf courses, but if you prefer to play golf on a "mini" scale - we encourage you to check out the new miniature golf course located at Centre Court Ridge.

 

FOOTGOLF
Footgolf - played with a soccer ball and large holes on a golf course - is a whole lot of fun for the whole family! No previous experience is required to have a great time with this unique activity. Footgolf is available on the Watson course Sunday-Wednesday starting at 3pm.

 

PICKLEBALL
Combining rules from badminton, ping-pong, and tennis, pickleball is the fastest-growing sport in the nation. Pickleball is played in singles or pairs on a badminton-size court with two to four players. Players use wooden paddles to hit the perforated plastic ball over the net. Take advantage of Reunion's pickleball courts and schedule a lesson or clinic to learn this ever-growing sport!

 

FITNESS CENTER
Get your blood pumping on state-of the-art cardio machines, or target your muscles with weight training. The fitness center is located at The Cove at Seven Eagles and it is open daily from 5:30 am - 11:00 pm. Personal training, yoga, tai chi, and dance fitness are also available.

 

GOLF CART RENTALS
Whether hitting the courses or getting around the resort, guests can choose to rent golf carts as part of their stay and get around the property with ease. Golf cart rentals are available on a first come, first served basis at the Tennis Center.

 

BIKE RENTALS
Another great way to explore the sprawling Reunion Resort property is with a bicycle. Bike and surrey rentals are available for purchase through the water park.

 

GIFT SHOP
Stop by the retail shop conveniently located inside The Grande, offering an excellent selection of toiletries, snacks, drinks, and souvenir apparel. Plus, grab a morning or afternoon pick-me-up from the Starbucks located inside the shop.

 

PLAYGROUNDS
Several playgrounds throughout the resort offer the kids a happy and healthy way to blow off some steam at Reunion Resort. Playgrounds are located at Centre Court Ridge, Villas South, Liberty Bluff, and Heritage Preserve.

7593 CHOPHOUSE
At 7593 Chophouse, fresh seafood and steaks are delivered daily and all enhancements are made with fresh vegetables and bold spices. A uniquely extensive wine list and signature cocktail menu also offer wine pairings and libations for every taste, completing the upscale steakhouse experience.

The Club currently offers its Members and their families a number of attractive benefits, including:

  • Immediate Family Privileges. A Member, his or her spouse and their unmarried children, under the age of twenty-three (23) who are living at home, attending school on a full-time basis or in the military will be entitled to Membership privileges without having to pay additional Membership dues.
  • Extended Family Privileges. The parents, adult children, grandparents, grandchildren and great-grandchildren of the Member and spouse will also be entitled to use the Club Facilities as a guest of the Member upon payment of preferred guest fees.
  • The Conveying of Membership Through Property Resale.
  • Preferred Pricing. Members are entitled to receive preferred pricing on the practice facilities, soft good purchases (excluding sale merchandise), food and beverage purchases (except banquets, special events, or catered parties) and on other selected items and services at the Club.

Memberships at Reunion Resort are associated with each specific property within the community. Property owners without a membership have no access to the Club amenities, including the golf courses, Water Park, Tennis and Pickleball Centre, pools at Villas South and North, Centre Court Ridge and Eleven, and any future additions to the Club amenities. The Reunion Spa, playgrounds and all food and beverage venues within the gates of Reunion Resort & Golf Club are also Club amenities, and access to these amenities may be reserved for Club members only at any time in the sole discretion of ownership. In addition, any subsequent purchaser of a property without a Club membership is unable to obtain one.

Upon closing, the membership comes back to the Club and then the Club re issues it to the new owner. The Initiation Fee to join the Club is $7,500 (plus tax), and you would then choose either a Gold or Platinum membership and begin paying the corresponding monthly dues.

If you plan to rent your Reunion property and wish for your guests to have access to the Club amenities, you must have an underlying membership and rent through the official Reunion Resort Rental Management program or one of the Preferred Partners. The Preferred Partners are Jeeves, Florida Vacation Homes and Magical Vacation Homes. If one of these management companies is renting the unit on a short term basis, their guests will have access to the Club amenities.

A select number of management companies were chosen to participate as “Preferred Rental Partners” at the Resort and have agreed to comply with Reunion's service standard requirements. Reunion property owners who work with these management companies will be required to have a Club Membership in order for their guests to have and use unlimited access to these amenities. This includes the water park and pools, golf courses, tennis center, spa, restaurants, and 24-hour guest services.

 

Club amenities will only be available exclusively for our Reunion members, resort guests, and the Preferred Property Management Partners. Yes. There are mailbox kiosks for each neighborhood in Reunion Resort and most packages are delivered to your doorstep.

 

How much do homes cost in Reunion Resort?

With a wide variety of options from 1 bedroom condos to 15+ bedroom mansions, properties in Reunion Resort can range from around $200,000 to over $10,000,000. The average sales price in Reunion is just under $900,000 while the median price is $560,000.

 

Is Reunion Resort a good investment?

Can I rent my property at Reunion Resort? Are there any restrictions

Reunion Resort has no rental restrictions. Properties at Reunion can be rented to either long term or short term tenants. Long terms tenants will typically lease a property for more than 6 months with the average length being for one year. Short term rentals have no minimum stay requirements unless otherwise set by the homeowners or property manager. Please note that proper licenses must be obtained from the county for renting your property to short term tenants.

 

Can I list my Reunion property on Airbnb?

Reunion Resort is zoned for short-term rentals and homeowners can list their properties on Airbnb, VRBO, or any other vacation rental resource. However, rental guests of Reunion Club members can only access Club amenities if their property is rented through one of Reunion’s preferred management companies.

 

Is the club membership mandatory at Reunion Resort?

Being a member of the club is not mandatory at Reunion. However, club amenities are only available to members and their guests. Memberships are tied to properties within the resort. Buyers of a property with an active membership will have 60 days post closing to join the club. If you do not join the club within that timeframe, the membership is forfeited and you will not be able to obtain one again in the future. Buyers of a Reunion property without a membership cannot obtain one after closing - adding value to those homeowners who do maintain an active club membership.

 

Can I transfer a club membership to another property I own at Reunion Resort?

Yes. An owner with multiple properties in Reunion can transfer a membership from one property to another for a $2,500 fee. Conditions apply.

 

What is a CDD?

A Community Development District (CDD) is a governmental unit created to serve the long-term specific needs of its community. Created pursuant to chapter 190 of the Florida Statutes, a CDD’s main powers are to plan, finance, construct, operate, and maintain community-wide infrastructure and services specifically for the benefit of its residents. Reunion Resort is split into 2 sections for CDD purposes, Reunion West and Reunion East. CDD fees are included in your property taxes under non-ad valorem assessments.

 

How do you get around Reunion Resort?

Depending on where you own within the resort, some amenities could be within walking distance. There is parking at all amenities if you prefer or need to drive. LSV’s (low speed vehicles) and NEV’s (neighborhood electric vehicles) are allowed as long as they are titled and insured. There is also a neighborhood shuttle service available for club members and their guests.

  • 2000 - The Ginn Company agrees to purchase Magnolia Creek, the 2,300 acres of citrus groves that would become Reunion Resort, from the Herman J. Heidrich family for $42 million.
  • 2001 - Ginn breaks ground on Reunion Resort in June 2001. Original plans are designed to feature over 5,000 properties once fully completed including condo-hotels, condos, townhomes, and single-family homes.

    In December 2001, Ginn held its first priority sales event, selling 264 home sites worth $40 million in just 16 hours. After Reunion's first three sales events, some $320 million worth of real estate had exchanged hands.
  • 2003 - From grand and ambitious plans to reality. The first homes are completed and the development begins to take shape leading to Reunion becoming one of the fastest-selling communities in the area.
  • 2004 - The Tom Watson and Arnold Palmer golf courses are completed and opened.
  • 2005 - More amenities open including the 5-acre water park. With 2 signature golf courses and the water park now open, Ginn launches and sells out new phases of the development in a matter of hours setting all sorts of records.

    With the housing boom in full swing, speculation begins to run rampant with properties being flipped for more than double what they were originally bought for.
  • 2007 - The Reunion Grande opens and later earns a AAA 4 Diamond rating for Reunion Resort.

    With the opening of the Jack Nicklaus Tradition Course, Reunion officially becomes the only destination in the world with three signature golf courses designed by legends Palmer, Watson, and Nicklaus.
  • 2008 - Ginn faces financial difficulties due to the global financial crisis. The development of Reunion Resort is significantly impacted, with several construction projects put on hold including the highly anticipated Reunion Square. In November 2008, The Ginn Company filed for bankruptcy and later turns over the management of Reunion Resort.

    Home values began to plummet by as much as 90% of their once-inflated prices during the housing bubble. Hundreds of properties face foreclosure in the coming years.
  • 2011 - Salamander Hotels & Resorts, a luxury hotel management company, assumes management of Reunion Resort. Salamander focuses on revitalizing the resort, enhancing guest experiences, and continuing its development. Since most of Reunion's major amenities and infrastructure were completed before the crash, much of the original vision is still possible.
  • 2012 - Reunion property values begin to improve as the real estate market stabilizes and the economy recovers from The Great Recession, leading to the construction of additional luxury vacation rental properties and residential homes. 2012 marks the beginning of steady and continued growth throughout Reunion Resort.

    Demand for bigger and more luxurious vacation homes kicks off a new trend of combining vacant lots in Reunion Resort for one single-family home.
  • 2017 - Holes 17 and 18 of the Nicklaus Tradition Course are redesigned to make way for a new development in partnership with Jack Nicklaus himself, The Bear’s Den. A new clubhouse, pro shop, and restaurant are also announced. The Bear’s Den will feature 50 foot homesites for custom single family homes and is privately gated from the rest of Reunion Resort. An exclusive new park, Golden Bear Park, features a playground, dog park, volleyball, and open lawn. The first homes in The Bear’s Den were completed in 2018.
  • 2018 - Eagle Trace, a new 60-unit townhome development, is designated for a section of land adjacent to the new Nicklaus course new driving range. Construction began in 2020 with all townhomes being completed and sold by 2022.

    Spectrum+, a modern 296-unit condo development specially designed for vacation rentals, is designated for the land surrounding the Reunion Water Park. The first condos were completed in 2020 with the neighborhood due to be completed by 2024. New amenities include a clubhouse, fitness center, and community pool.
  • 2019 - Reunion Resort is acquired by Kingwood International Resorts, a Georgia-based hospitality management company. Kingwood takes over the operations and management of the resort, with a focus on enhancing guest experiences and further expanding the resort's offerings.

    The Nicklaus Clubhouse, overlooking the 18th green of the Nicklaus Tradition Course, is now open. Amenities include a new pro shop, Traditions Restaurant with indoor and outdoor dining, and a Leadbetter Academy Golf Simulator.
  • 2021 - The demand for luxury vacation homes is at an all time high and Reunion Resort home prices soar. In 2021, 66 Reunion homes resell for over $1 million (more than in the previous 8 years combined) including three homes for over $5 million and one home for over $6 million.
  • 2022 - Setting a county record, a home in Reunion Resort sells for $11,700,000. Built in 2017, the home featured 15 bedroom suites, over 19,000 square feet of indoor living space, a piano bar, a spa, fitness room, an indoor sports court, game room, and multi-level pool.
  • 2023 - Work to expand the water park begins. The expansion includes a new wave pool, water slide, and additional food and beverage options.

 

 

THE FUTURE

The future of Reunion Resort seems bright!

No other resort style community in Central Florida, zoned for short-term rentals, offers as many amenities and as much of a variety of real estate options as Reunion Resort.

More and more single family homes are being built everyday, making vacant lots seem few and far between.

In late 2022, plans were announced for a $1 billion expansion that will include 1,800 new units surrounding a 10-acre crystal lagoon and an amphitheater. The Reunion Grande will be expanded and 6 new condo-hotel buildings ranging in height from 5 to 10 stories will feature 1 and 2-bedroom condos. The project will be developed over 5 phases on the land just north of the Grande (currently the driving range and the 1st and 18th holes of the Watson Independence Course) with phase 1 of construction targeted to begin sometime in 2024.
