Progress in Reunion Resort’s $1 Billion Expansion Plans

Reunion Resort is moving closer to realizing its ambitious $1 billion expansion. After a period of stalled progress, Osceola County Commissioners have approved a zoning update that clears some hurdles for future development. While the full scope of the expansion is still in progress and requires further approvals, certain components—like the long-awaited water park enhancements—are ready to move forward.

 

EXPANSION HIGHLIGHTS: WHAT'S MOVING AHEAD

Atlanta-based Kingwood International Resorts, the owner of Reunion Resort, has received approval for a Planned Development (PD) amendment. This amendment includes updates to setbacks and parking requirements, enabling the construction of a 6,000-square-foot spa and fitness center adjacent to the water park on Tradition Boulevard. Site development plans for these facilities have already been submitted and are set to be approved, with construction likely to begin soon.

These wellness-focused additions mark the first tangible steps in a broader vision for Reunion Resort, promising enhanced amenities for guests and residents alike.

 

THE BIGGER PICTURE: $1 BILLION EXPANSION PROGRESSES

While the spa and fitness center are moving forward, the broader $1 billion expansion—including a 10-acre crystal lagoon, an amphitheater, six new condo-hotel buildings, and expansion of the Grande—is still navigating its way through the approval process. The PD amendment outlines development guidelines for a “World Showcase Promenade” near the Reunion Grande, but significant environmental and regulatory milestones must still be met.

The proposed expansion site—31.56 acres north of the Reunion Grande, currently home to the driving range and portions of the Watson Independence Golf Course—requires modifications to the golf course. To proceed, the developer must secure permits from the South Florida Water Management District and the U.S. Fish & Wildlife Service, and comply with the Development of Regional Impact’s (DRI) Wildlife Habitat Management Plan.

 

A GLIMPSE AT THE VISION

Once fully approved, the expansion promises to redefine luxury at Reunion Resort. The 10-acre lagoon will offer a private oasis with nightly light shows and entertainment, while the surrounding condos will provide stunning balcony views of the amphitheater and lagoon. Each condo-hotel will boast unique architectural styles, interior designs, and dining experiences, reflecting the global inspiration behind the World Showcase Promenade.

Fred Zohouri, Chairman of Kingwood, has described the vision as “unique” and “unparalleled,” blending cultural diversity with luxury living. The expanded dining options, which will build on the resort’s existing seven outlets, are also expected to significantly enhance the guest experience.

 

WHAT'S NEXT FOR REUNION RESORT?

The zoning update marks a key milestone in a multi-phase development plan, but much work remains before the $1 billion expansion can become a reality. In the meantime, the green-lit water park enhancements, spa, and fitness center are set to elevate the resort in the near term.
